• Cities and towns > 50,000 inhabitants
• Visibility from a main road along a city or main road to or through the center, adjacent to or in a residential area
• Easily accessible from a main road
• Floor load capacity of 5KN/m²
• Building size approximately 2,000 to 5,000 m²
• Clear height requirement varies with building size; 1,500 m² prefers 10m clear height, while 5,000 m² needs 3m clear height
• Minimum 2,000 m² site area for development
• Ownership or long leasehold only
• Potential for mixed-use opportunities
